Fairfax's 1960s–80s housing stock came with two kinds of fireplace, and both bring their own problems. The first is the masonry fireplace that got a wood-stove insert during the energy crises of the 1970s and 80s. Many of those inserts were "slammed" into the firebox without a connecting liner, so the stove exhausts into a smoke chamber and flue far larger than it needs. The gases cool, creosote condenses fast, and the result is the thick, glazed, stage-three buildup that a standard brush won't touch. This is where our deep clean earns its price.
The second is the prefabricated, zero-clearance metal fireplace common in split-levels and family-room additions from the late 70s onward. Those have metal flue pipe inside a framed chase with a sheet-metal chase cover on top. After forty years the chase covers rust through, the pipe joints separate, and the refractory panels in the firebox crack. They're inspected differently from masonry, and many are past their rated service life.
