Flat rates — the price is the price
These are set prices, not starting points. We confirm the number before we start, and it doesn't move unless you add a service.
Air Duct & HVAC Cleaning

Most homes have one system. Larger homes in McLean and Vienna often have two or three — we'll confirm what you have before quoting, and do them all in one visit.
Dryer Vent Services

Includes airflow measured at the termination before and after, the lint trap housing and blower path vacuumed, and your transition hose replaced if it's foil, plastic, or crushed.
If we clean the line and the airflow still isn't right, the run is too long or the duct is wrong — see repair and re-routing below.

Flue, firebox, damper, smoke chamber, and crown inspected, swept top to bottom, with a written summary and photos of what we found.
A Level 2 is the standard when you're buying or selling, after a chimney fire, or when the fireplace or fuel type has changed.

Cleaning consultations are free. Vent repair, installation and rerouting require a $49 on-site inspection, credited toward approved work.

When a vent run is too long, has too many elbows, or uses duct the code doesn't allow in walls, cleaning it again next year won't fix it. We re-route it in rigid metal to a proper termination. Price depends on the route and what the framing allows.
A new exterior hood with a working damper, or a full vent run for relocated laundry.
A single accessible coil sits at the low end. A cased coil that has to be pulled to be cleaned properly sits at the high end. We confirm which you have first.
Depends on whether the blower assembly can be cleaned in place or has to come out of the air handler.
Priced by system size. This is an optional step after cleaning, never a substitute for it — we won't recommend fogging to cover a system that needs cleaning.
Depends on unit size and condition. Heavily fouled coils on older units take longer and sit at the high end.

Pricing FAQ
What people ask before they book.
A first-floor dryer vent cleaning is $199. Second-floor runs up to 25 feet are $275, and roof-exit vents start at $350. If your vent has a bird guard or damaged hose, those are priced separately. You always get the exact price before we start.
Because that's what the work actually tracks. Each system has its own supply and return ducts to clean. Air duct cleaning is $399 per HVAC system — most homes have one, and we confirm how many you have before quoting.
